I’m Building! Do I need a Section 94 Council report?

If you are considering a new development project with estimated costs in excess of $500,000, then you are likely going to need a Section 94 Quantity Surveyor Report.

It is mandatory for a Section 94A form and cost estimate to be carried out by a registered quantity surveyor. The Section 94 Council Report is then submitted along with the development application to your local Sydney area council.

A Quantity Surveyor Report and Section 94 Council Reports can be undertaken by chartered surveyors and those quantity surveyors registered with the Australian Institute of Quantity Surveyors.

Tips to Building Your Dream Home in Sydney

Engaging a construction cost estimator not only helps in managing immediate expenses but also aids in long-term financial planning. By accurately forecasting building material and labour costs, you can make informed decisions about materials, energy-efficient upgrades, and sustainable construction practices. While these options may have a higher upfront cost, they often result in significant savings over the lifespan of your home through reduced utility bills and maintenance expenses. A skilled estimator can provide insights into which investments will yield the highest returns, both in terms of comfort and resale value, ensuring that your home remains a wise financial asset for years to come.

Building Costs in Sydney

Almost a million new homes are forecast to be built in Australia for the five years between 2023 and 2028. It’s 35,000 short of the government’s goal and assumes no further increases to the cash rate. It also does not factor in land supply as a constraint on detached home building. Unfortunately, homeowners have yet to face the full impact of an increasing cash rate on their mortgages, and the ramifications may continue to influence the building supply industry well into 2024.

The current market influences have made building a home in Sydney in 2023 a significant financial undertaking. The cost of a new Sydney home can vary greatly depending on a number of factors, including the size and design of the home, its location, and the materials used.

Home Building Tips Sydney- 6 Ways to Play it Safe

The first step in avoiding the risks of home building or completing renovations is to understand what they are. One of the most critical risks involves the health and safety of all the trades and tradies engaged with the project.

Make sure you have a detailed list of all the contracts needed to complete the project, and the key contacts, and know how to organise them all, so everyone turns up at the right time to do what needs to be done.

Having electricians, plumbers, painters, and builders turn up too early or too late can be costly to the project, but early planning will help you streamline the project.
